Windows are short and fixed

Many counties allow 30 to 45 days from the notice date and do not extend. Miss it and the assessment stands for the year, or for the full cycle in multi-year jurisdictions.

Every county counts differently

Texas uses May 15 or 30 days after delivery, whichever is later; Florida counts 25 days from TRIM mailing; Cook County runs township by township.

What if the notice date and mailing date differ?

The rule records which date starts the clock. For Texas the later of May 15 or 30 days after delivery applies; for Florida the 25 days run from the TRIM notice mailing date. The tracker shows both dates when they differ.
